Project Manager - Commercial Construction

We are seeking an experienced Commercial Construction Project Manager to oversee renovation, tenant improvement, and commercial building projects throughout Central Virginia.

Responsibilities

• Manage commercial construction projects from preconstruction planning through construction, final turnover, and closeout.
• Develop project schedules, track milestones, and implement corrective actions to maintain project timelines.
• Oversee subcontractor agreements, scopes of work, procurement, change orders, and contractual requirements.
• Review construction drawings, specifications, contracts, requests for information (RFIs), submittals, and other project documentation to resolve issues and maintain coordination.
• Coordinate with clients, owners, architects, engineers, subcontractors, vendors, superintendents, and field teams to ensure smooth project execution.
• Manage project budgets, purchase orders, costs, and profitability while identifying and addressing financial variances.
• Lead project meetings, communicate decisions, track action items, and ensure outstanding issues are resolved promptly.
• Work closely with field leadership to monitor construction progress, workmanship, safety, and schedule compliance.
• Identify and mitigate risks related to costs, scheduling, materials, and scope changes.
• Coordinate material deliveries, inspections, punch-list completion, warranty requirements, and final owner handover.
• Provide regular project updates to clients and company leadership, escalating concerns and recommending solutions as needed.

Requirements

• The ideal candidate has at least 5 years of project management experience working for a commercial general contractor and the ability to independently manage projects from preconstruction planning through final completion and closeout.
• Important: Direct commercial general contracting experience is required. Candidates with residential-only construction experience will not qualify.
• 5+ years of commercial construction project management experience with a general contractor.
• Experience managing commercial renovations, tenant improvements, office buildings, institutional facilities, industrial projects, or similar commercial construction work.
• Ability to independently manage projects through preconstruction, construction, and closeout.
• Strong knowledge of construction documents, contracts, budgeting, scheduling, procurement, RFIs, submittals, and change orders.
• Proven ability to manage subcontractors and coordinate clients, design professionals, vendors, and field teams.
• Understanding of commercial construction methods, sequencing, site logistics, and project execution.
• Proficiency with construction management and scheduling software, as well as Microsoft Office.
• Strong leadership, communication, negotiation, organizational, and problem-solving skills.
• Willingness to work on-site and travel to project locations throughout Central Virginia.

Preferred

• Bachelor's degree in Construction Management, Civil Engineering, or a related field.
• Equivalent hands-on commercial construction experience will also be considered.

Pay

Salary: USD 119,000–152,000
