About AHS
AHS Group is a Dubai-based organization operating across ultra-luxury real estate development, strategic investments and high-value ventures. Defined by ambition, precision and a commitment to delivering at the highest level, the Group continues to expand across projects that are reshaping Dubai's landscape. We are building a team of people who take ownership and deliver without compromise.
Responsibilities
- The Mortgage Advisor helps AHS buyers secure home finance quickly so more reservations convert into completed sales. You will be the in-house finance expert for our sales team and clients: assessing buyers' eligibility, matching them with the right UAE bank products, and managing each application from pre-approval to mortgage registration and handover.
- Meet buyers (residents, non-residents and HNW clients) to assess income, eligibility and financing needs.
- Explain mortgage options, rates, fees, loan-to-value limits and the buying process in clear terms.
- Prepare and submit complete applications and follow up with banks until final offer letters are issued.
- Build and maintain a panel of UAE bank and lender relationships, including private banking desks for HNW clients.
- Negotiate competitive rates and processing timelines for AHS buyers.
- Coordinate valuations, liability letters, NOCs and mortgage registration with banks, the developer and the Dubai Land Department process.
- Work alongside the sales team and brokers to pre-qualify buyers early and keep deals moving.
- Attend sales gallery appointments, launches and roadshows to advise prospects on finance.
- Flag finance risks on reservations early so sales can act.
- Collect and verify client documents in line with AHS policy, bank requirements and anti-money-laundering (KYC) rules.
- Keep every case up to date in the CRM, including status, bank, loan amount and expected completion date.
- Report weekly on the mortgage pipeline, approvals, declines and conversion to the VP – Sales.
Requirements
- Bachelor's degree in finance, banking, business or a related field.
- 4+ years as a mortgage advisor or consultant in the UAE, with a bank, mortgage brokerage or developer.
- Strong working relationships with UAE retail and private banks.
- Sound knowledge of UAE mortgage rules for residents and non-residents, including off-plan and ready property.
- Track record of closing a high volume of mortgage cases to completion.
- Excellent English, written and spoken.
- Valid UAE driving licence.
- Clear communicator who can explain finance simply to clients and the sales team.
- Organised and detail-focused, able to manage many cases at once.
- Discreet, with strong integrity in handling client financial information.
Preferred
- Experience with luxury or off-plan developer sales.
- Experience advising HNW and international buyers.
- Arabic, Russian or another language common among Dubai property buyers.
- Relevant UAE registration or certification for mortgage advisory, where applicable.
- CRM experience (Salesforce preferred).
